Purpose of the service — Immowiser provides deterministic modelling and scenario comparison for German property decisions — for let properties and orienting owner-occupier use. The service is strictly an informational and educational calculation tool. It does not replace professional advice.
No advice — Immowiser does not provide tax, legal, financial, investment, or other professional advice. Outputs are mathematical simulations based on your inputs and public rules at calculation time. No statement is made whether a property is suitable, profitable, or advisable. Verdicts, action plans, and triggers are technical aids only.
Owner-occupier — where you select owner-occupier use, metrics are for orientation only and do not replace individual tax or financial planning with a qualified advisor.
No warranty — results (IRR, cashflow, tax effects, AfA, subsidies, energy class estimates, yields) are estimates. Integrated calculator modules and derived verdicts may differ materially from reality. The same applies to Deal Doctor hints, trigger dashboards, alternative paths, and audit outputs.
Manual funding/municipal layer — user-entered programmes (including “apply to model”) are your assumptions. The software does not verify binding eligibility or approval probability. Technical conflict warnings and evidence checklists are support tools only.
Funding radar — the displayed orientation (selected KfW routes, BAFA references, state-bank/municipal hints) is a rule-based model for prioritising next steps, not a binding eligibility or stackability determination.
Document extraction — uptake from selectable text is an assist feature. Completeness and accuracy are not guaranteed; your verified inputs prevail. Where optional AI assistance is enabled on the server, suggestions require your confirmation and do not replace deterministic checks.
Optional AI-assisted features — when enabled, server-side inference may generate explanatory text or structured suggestions. Providers are chosen in operations; the UI does not present vendor names as professional advice. You remain responsible for verifying outputs.
Plan limits — some features are tier-limited (comparison count, templates, export depth, audit). Technical enforcement may change available actions by plan.
Your responsibility — you verify assumptions and obtain professional advice before decisions.
Limitation of liability — to the extent permitted by law, Immowiser and operators disclaim liability for direct, indirect, or consequential loss from use of the tool, except where mandatory law provides otherwise.
Changing regulations — tax law, KfW programmes, transfer tax, and energy rules change regularly; we strive to update the model but give no warranty of timeliness or completeness.
